The calculators
Every calculator on this site produces an estimate. They are built on published rates, thresholds and formulas, and they show you the assumptions they used — but they are simpler than the models a lender or the State Revenue Office actually runs.
- An estimate of what you could borrow is not a pre-approval and not a loan offer.
- An indication that you qualify for a grant or scheme is not a guarantee of eligibility. Formal confirmation comes from the State Revenue Office or a participating lender.
- Estimated costs, duty and insurance premiums will differ from the final figures on your statement of adjustments.
- Government schemes, thresholds and lending rules change, sometimes at short notice. We update the figures behind these tools as they change, but always confirm anything you intend to act on.

The course
The learning modules are educational. They describe how things generally work in Victoria for first home buyers. They are not recommendations to buy, to borrow a particular amount, or to use a particular lender or product.
