New Estate or Established Home in Melbourne's West?
House and land in Tarneit or an established home in Hoppers Crossing? How grants, stamp duty, build time and commute differ out west.
Saturday morning you're standing in a display home in Tarneit. Stone benchtops, ducted heating, a second living room. It smells like new carpet.
Saturday afternoon you're at an open home in Hoppers Crossing. Older kitchen, bigger backyard, a lemon tree someone planted in the eighties.
Both are in your budget. They feel like completely different lives. So which one do you go for?
It's two different ways of buying
In Melbourne's west you really do get this choice. Suburbs like Tarneit, Truganina, Wyndham Vale and the newer parts of Melton are full of estates. Werribee, Hoppers Crossing, Sunshine and Deer Park have decades of established streets.
The difference isn't just old versus new. It changes which government help you can use, how you pay for it, and how long before you move in.
The money side is different
This is where most people get surprised.
- First Home Owner Grant. The $10,000 grant is for new homes only, valued at $750,000 or less. A brand new house and land package can qualify. An established home can't, no matter how first time a buyer you are.
- Stamp duty. First home buyers pay no duty up to $600,000 and get a sliding concession up to $750,000. On a house and land package with separate land and build contracts, duty is generally worked out on the land contract, not the whole package. On an established home, it's the full price.
- How the loan works. An established home settles in one go. A new build usually means a construction loan, paid out to the builder in stages as each part is finished. You pay interest as the money is drawn, often while still paying rent.
None of that makes one option better. It just means the same budget can stretch differently.
Time, and the wait to move in
Buy an established house and you could be unpacking in a couple of months after signing.
Buy land and build, and you're waiting on land titles, then the build itself. That can run well over a year. Rent keeps going the whole time, and your pre-approval won't last that long, so the loan gets reassessed along the way.

Land, streets and what's around you
Walk an older street in Hoppers Crossing or Deer Park and you'll often see bigger blocks, mature trees and room for a shed. You'll also see older wiring, older bathrooms and maintenance that's now your job.
New estates tend to have smaller blocks and homes built close together. In return, everything is new, energy ratings are higher and there's little to fix for years. Some estates have design guidelines about fences, landscaping and what you can build later, so read them.
Schools, shops and parks matter here too. In an established suburb they already exist. In a growing estate some are open and some are still plans. Check what's actually built, not just what's on the brochure.
The commute question
Commute is where people are most honest with themselves after they've moved in.
Werribee and Hoppers Crossing sit on the Werribee metro line. Tarneit and Wyndham Vale have stations on the V/Line Geelong line. Sunshine is a major hub for both metro and regional trains. Melton and Caroline Springs are on the V/Line Ballarat line.
Do the trip yourself before you sign. Drive it at 7.30 on a weekday, or catch the train in peak. A new estate that looks close on the map can be a long way from the station once you're in the car park queue.
How to weigh it up
Some questions that help couples decide:
- Do we want to move in soon, or can we wait for a build?
- Would we rather renovate over time, or have nothing to fix?
- How much does backyard space matter to us?
- Does the $10,000 grant change what we can afford?
- How will we actually get to work?
There's no right answer, only the one that suits how you want to live. This is general information, so your own numbers and plans will shape it.
